The EU Energy Performance of Buildings Directive (EPDM) requires that, with certain exceptions, any domestic or non-domestic building being let or sold requires an Energy Performance Certificate (EPC) to be made available for inspection by any interested parties. It is worth bearing in mind that even if this is not requested by potential purchasers or lessees, conveyancing solicitors will require the EPC when concluding the transaction and its absence can cause inconvenient delays in settlement. Large public buildings also need to display EPCs in a prominent position. EPCs have a lifespan of 10 years from the date of issue and include recommendations for cost effective energy efficiency improvements.
