Edinburgh Waterfront Building

Building Surveying:
Surveying Solutions were employed by a private client to carry out a pre-acquisition fabric condition survey of these six linked Grade A Listed townhouses in the heart of Edinburgh’s Georgian New Town. With a total floor area of 3,500m2 we carried out a full survey and produced our report, illustrating defects and with budget costs for remedial works, at very short notice. This provided our client with the information they needed to complete negotiations to purchase this landmark property.

Project Management:
Initially commissioned to carry out a pre-acquisition survey of this large ‘B’ Listed country house on behalf of a private client, Surveying Solutions went on
to project manage a comprehensive alteration and refurbishment programme. The building had suffered many years of neglect and the sympathetic
restoration required a thorough understanding of the principles of conservation. The successful completion of the project involved the management of
consultants and contractors to achieve a beautifully restored building with many years of life ahead of it.

Dilipidations:
Surveying Solutions acted on behalf of the Landlord of this large industrial building leased to the Ministry of Defence. Nearing the end of the lease term,
our clients wanted to ensure that their Tenants complied with the repairing covenants of their lease. We inspected the building and prepared and formally
served a Terminal Schedule of Dilapidations. In discussion it became apparent that the tenants did not wish to physically carry out the works and in lieu
of the repairs we successfully negotiated a large financial settlement for our client.

Dilapidations, Project Management & Energy Performance Certificate:
Surveying Solutions were appointed by our client, the Landlord of this traditionally constructed office building, to assess the Tenants’ wants of repair
approaching the end of their lease term. We served a formal Terminal Schedule of Dilapidations and took part in negotiations to agree a financial settlement
when the Tenants failed to carry out the required works. Working with the marketing agent we then managed the refurbishment of the building and finally
prepared the Energy Performance Certificate required when a property is marketed. The agent let the premises in a difficult market, resulting in a
successful outcome for our client.

Measured Surveys:
Surveying Solutions were commissioned to survey Lothian & Borders Fire & Rescue Service’s property portfolio and prepare accurate drawings of the
buildings. These included floorplans with mechanical and electrical services information, external site plans as well as sectional drawings. The property
portfolio consists of 42 properties spread over the Lothians with a total floor area of approximately 17,000m2. Working around operational constraints we
delivered the drawings in AutoCAD format within the required 3-month programme.

Fire Reinstatement:
Following a major fire which badly damaged this multi-occupied commercial building in the heart of Edinburgh’s Old Town, Surveying Solutions were
instructed to project manage the repair works required. Working with the co-proprietors, their loss adjusters, insurers and engineers, we assessed
the damage and then specified, tendered and managed the repair work contract. The work included stripping out the building back to its shell,
constructing a complete new roof and renewing the internal structural elements including all of the floors to prepare for the individual fitouts of
each of the premises.
